Friendly Reminder – Trash Service

As the Managing Agent for Legends Crossing Homeowners Association, Inc. we want nothing more than to create a healthy, happy, safe, and clean community. But too often, things happen that are out of the control of the HOA. There have been multiple reports regarding the storage of trash being set out prior to the scheduled trash service day(s) and time. We would like to take this time to reminder all Owners of the CC&R language regarding trash services, storing, and scheduling within the community.

Section 3.17 “Trash Receptacles and Collection; Trash Screening”
Each Lot Owner shall make or cause to be made appropriate arrangements with the City for collection and removal of garbage and trash on a regular basis. Each and every Owner shall observe and comply with any and all regulations or requirements promulgated by the City and/or the Association in connection with the storage and removal of trash and garbage. All trash, garbage, or waste matter shall be kept in tightly sealed bags and deposited within an approved garbage container(s) that shall be maintained in a clean and sanitary condition. An Owner may place trash container on the street curb or access easement only after 6:00 p.m. on the evening before those days designated by the City as trash collection days. On all other days, an Owner must keep all trash, garbage and other waste material hidden from public view or screened from view of the street and any adjacent Lot, Neighborhood Common Area, or Master Common Area.
