Quarterly Update Newsletter - June 2025

The Townhome Board had planned for quarterly updates. Q2 has come and is almost gone, so our apologies. This newsletter is to give you an update on what is happening in our neighborhood. We plan to schedule a Q3 townhall meeting on the schedule soon.

• HOA Management – As you are aware, the Master Association has moved to Maxpurt for oversight and management of the Master Association. The Townhome Association is currently still with Essex as our contract does not expire until the end of August.
o On that note, we have given notice to Essex that we will not renew the agreement as of that date. Additionally, the Townhome Board is assessing options going forward as well.
• Financials – The April Financials have been posted to the website.
• Roof Inspections & Repairs – The earlier roof inspection results have been posted to the website and the necessary repairs have been completed. The last storm created a report of numerous leaks. These have been investigated, and the report will be posted within a week. We are aware of two fairly significant repairs that will need to be complete, and quotes are in the works to make this happen – this is specific to 9908 and 9920 Hennings, others appear to be homeowner issues to resolve.
• Irrigation – Is still a huge issue. Sage and Stone gave us a quote of close to $50K to fix the townhome issues – we reviewed this at our last townhall meeting. The Master Board and Townhome Board have engaged a third-party irrigator to review the entire community and offer their recommendation. Both common areas and townhomes have significant issues. Once we get this report, we can hopefully make a determination as to the direction to go. NOTE – we have received the $60K settlement from Ashton Woods for irrigation issues and these funds have been placed in the capital reserve for now.
• Landscape – Will be addressed once we have a handle on irrigation.
• RPF for Landscaping – Sage and Stone issued the Townhome Association a Notice of Termination as they can no longer adequately support the townhomes without an irrigation solution/fix. Our contracted price would nearly double if they stayed on due to these ongoing issue as well as the loss of the Common Areas, Bungalow and Drainage Canal contracts. We are in the RFP process for a new landscape company.
• Landscape Improvement – We were asked to look at options for the black granite between our driveways – we did research on turf (which is beautiful) however quite expensive – over $60K – thus not an option. We can replenish the granite to fill the holes, we do not yet have a good long term solution and replenishment will not stop the loss/spreading of the granite in the alleyways. Thus, we are unsure what direction to take at this time.
• August Townhome Board Election – We have a position opening in August and require an Election for a new Board Member. This board member may be requested to also represent the townhome on the master board. Please consider your degree of interest and look to your neighbors for interested owners.
